BRIGHTON & HOVE MARKET DATA

The market data is derived from AirDNA data from July 2023 – June 2024, which is collated using data from Vrbo and AirBnB listings. It relates to a ‘snapshot in time’ and should be not used as definitive data.

Challenge exists in establishing accurate data for the sector due to:

·         A proliferation of platforms used to market properties

·         Providers listing properties on multiple sites

·         Fluctuations in ‘active’ and ‘inactive’ listings

·         Business owners of guesthouses, B&Bs and traditional self-catering units listing their properties on STL sites making it impossible to isolate data relating to properties which would have historically been used for Private Rental Sector (PRS) accommodation

Market overview:

·         6848 properties listed over the course of the year

·         4964 currently active

·         78% listed entire home while 22% listed a private room

·         Average occupancy of 54% per property:                                             

·         £176.10 average daily rate charged per property

·         Generated £136m of income for property owners                   

·         3 day average stay

·         Average annual income of £28,300 per property

Anti-Social Behaviour Complaints to BHCC involving STL – Data from Environmental Health Team, BHCC

 

Below is a table and graph showing complaints made to Environmental Health at BHCC where it has been stated that the complaint is about a short term let.

 

The officer providing the data gave the following comment on it that is important to note: “This isn’t exhaustive, some people may complain about parties but not express or know if it’s a short term let.” There may have been other complaints involving short term lets that are not included in the data.

 

The data given included some months with a 0 and others with nothing, it is not clear if this blank represents no complaints or that they did not have data.
